Owning instead of renting

Buying an office is a different transaction from buying an apartment — with different risks

A commercial unit in an office building, a whole floor or an entire small building: each has a different legal structure, different running costs and different liquidity when you want to sell. And if you buy with a tenant in place, you are buying their lease as well.

  • Not sure whether it makes more sense to buy your own headquarters or keep renting?
  • Buying an office with a tenant in place, and not sure what their lease is really worth?
  • Not sure what to check in the owners' association, the land and mortgage register (księga wieczysta) and the building's running costs?

Start with the right decision — buy with experts on your side. We'll work out the cost of ownership, check the building and the leases, and negotiate the price. Your company pays us nothing.

Want to see what is available for your company?

A free conversation: you tell us how many people the office is for and where, and we tell you what is realistically on the market and at what cost.

What matters to you?

Want to pay less?

The asking rent is only where the conversation starts. We know which incentives landlords agree to — rent-free periods, a fit-out budget, a lower service charge — and we negotiate them for you, based on what other companies actually pay in comparable buildings.

Want to sign a safe lease?

An office lease runs to dozens of pages written by the landlord's lawyers. We check the indexation, the service charge, the guarantees, the break options, the reinstatement obligations and what happens when the company grows or shrinks.

Want to search discreetly?

Your team doesn't need to know about the move before the decision is made, and your current landlord doesn't need to know before you start renegotiating. We speak to buildings on your behalf and show you only what makes sense.

Want this done without taking up your management's time?

You tell us once what the company needs. We prepare a shortlist of buildings with a cost comparison, line up the viewings back to back and run the negotiation through to signing.

How we work

Four steps from the first conversation to the notarial deed

At every step you can see what we do — and what you no longer have to.

Ola Demianiuk with a listing brochure
  1. Step onea conversation

A conversation about the purpose of the purchase

What we doWe ask whether it is for your headquarters or an investment, and about floor area, location, budget and time horizon. We work out whether buying makes sense compared with renting.

Off your plateYou don't decide on the strength of a single listing and a hunch.

  2. Step twothe first few days

    The search — including off-market

What we doWe go through listings from the owners and developers we work with, office listings in the MLS and our own contacts. We filter out space with legal problems or an inflated price.

Off your plateYou don't waste time viewing units that never made sense in the first place.

  3. Step threebefore you decide

Checking the building, the legal status and the tenants

What we doWe check the land and mortgage register (księga wieczysta), the legal status of the unit and the building, the owners' association and its liabilities, the running costs, the local zoning plan and — if you are buying with a tenant in place — the leases and their security.

Off your plateYou don't discover after the purchase that the owners' association is planning costly repairs, or that the tenant can terminate the lease on three months' notice.

  4. Step fourthrough to the deed

Negotiation, the contract and the notarial deed

What we doWe negotiate the price on data, draft a preliminary agreement that protects you, and check the draft deed before you sign it.

Off your plateYou don't negotiate alone, and you don't sign a contract drafted by the other side.

Who we work with

We work with Warsaw's largest office landlords

That is why we know the buildings from the inside: the vacant floors, the incentives a landlord is prepared to offer, and the space that is about to come free. Among others:

  • Skanska
  • Ghelamco
  • Echo Investment
  • HB Reavis
  • Globalworth
  • Hines
  • Strabag Real Estate
  • CPI Property Group
  • Golub GetHouse
  • Cavatina
  • Yareal
  • Brookfield
What it costs

For your company — PLN 0

Our fee is paid by the building owner we work with. You pay nothing: not for the search, not for the negotiation, not for the contract review.

Fee

PLN 0 for your company

We settle our fee with the seller — the owner or developer we work with — after the notarial deed. The terms of our work with you go into a short agreement before we start.

Even so, we work on your side of the table: we compare buildings from many owners, not one, and negotiate what genuinely brings the cost down — rent, rent-free periods, the fit-out budget and the service charge.

Free for you

Qualifications

The legal advantage

We don't ask you to take our word for it. These are documents you can check.

Degree awarded on 17 September 2019, diploma no. 246218 — a full qualification at level 7 of the Polish Qualifications Framework. We know how to protect your interests — we never work from templates found online.
  • A year of law studies — KU Leuven, BelgiumA year of law at Katholieke Universiteit Leuven, one of the oldest and highest-ranked universities in Europe. Hence the ease in reading contracts and legislation in English — useful when the buyer on the other side of the transaction is from abroad.

Take it with you

What to check before buying an office

Not ready to talk yet? Take this with you, at least. We go through this list for every office before our client signs anything.

  • The land and mortgage register (księga wieczysta) for the unit and the building: the owner, mortgages, easements and claims.
  • The unit's status: separate ownership or a share in the building, and what that means when you sell.
  • The owners' association or building manager: resolutions, planned repairs, the repair fund and any arrears.
  • Running costs: the service charge, property tax and perpetual usufruct fees.
  • The leases, if the unit is let: rent, term, security and the right to terminate.
  • The local zoning plan and the surroundings: what may be built next door and how it will affect the value.

Before you ask

The questions that come up over coffee anyway

We answer the awkward ones too. If something is missing here, call and ask us directly.

Your company pays nothing. Our fee is paid by the building owner we work with, who settles with us once the agreement is signed. There are no advance payments, no retainer and no charges for the search, the negotiation or the contract review.

Yes — a short one. It sets out what we are looking for, where we are in the process, and that our fee is paid by the building owner, not by you. With it, both sides know where they stand, and we can speak to owners on your behalf.

No. We work with many office owners in Warsaw and show you every building that meets your criteria, together with a cost comparison. Our interest is your decision and your agreement — not any particular building.

No. The search, the viewings, the comparisons and the negotiation are on us, even if you decide to stay in your current office. That is our risk, not yours.

It depends on the size of the space and the scope of the fit-out. Very few new offices are being built in Warsaw today and the best space goes quickly, so it pays to start at least 9–12 months before your current lease ends — that is how long the selection, the negotiation and the fit-out usually take. We don't promise a date we can't control; we promise a plan with deadlines that can be met.

It depends on your time horizon, how stable the team is and the cost of capital. Owning an office brings predictability and an asset; renting brings flexibility as the company grows or shrinks. We model both scenarios on your numbers, including running costs and resale value, and only then make a recommendation.

Above all, you are buying the lease: its rent, its term, its security and how easily the tenant can walk away from it. We check the tenant's creditworthiness, compare the rent with the market and work out what the unit will be worth once the tenant moves out.
