A landlord's market

Vacant offices are getting scarcer, and the good deals go to those who know the market

Very few new office buildings are being built in Warsaw today, and the vacancy rate is falling. Landlords have experienced negotiators and lawyers on their side. A company that looks for an office once every five years starts that conversation from a much weaker position.

  • Not sure whether the asking rent is open to negotiation or already the best you can get?
  • Your current lease ends in a year, and you don't know whether to renegotiate or look for a new office?
  • Worried about lease clauses that in three years will cost the company more than the rent itself?

Start with the right decision — search with experts on your side. We'll compare buildings, negotiate the terms and review the lease before you sign it. Your company pays us nothing.

Want to see what is available for your company?

A free conversation: you tell us how many people the office is for and where, and we tell you what is realistically on the market and at what cost.

What matters to you?

Want to pay less?

The asking rent is only where the conversation starts. We know which incentives landlords agree to — rent-free periods, a fit-out budget, a lower service charge — and we negotiate them for you, based on what other companies actually pay in comparable buildings.

Want to sign a safe lease?

An office lease runs to dozens of pages written by the landlord's lawyers. We check the indexation, the service charge, the guarantees, the break options, the reinstatement obligations and what happens when the company grows or shrinks.

Want to search discreetly?

Your team doesn't need to know about the move before the decision is made, and your current landlord doesn't need to know before you start renegotiating. We speak to buildings on your behalf and show you only what makes sense.

Want this done without taking up your management's time?

You tell us once what the company needs. We prepare a shortlist of buildings with a cost comparison, line up the viewings back to back and run the negotiation through to signing.

How we work

Four steps from the first conversation to the keys

At every step you can see what we do — and what you no longer have to.

Ola Demianiuk with a listing brochure
  1. Step onea conversation

A conversation about what the company needs

What we doWe ask about headcount and workstations, your working model, location, commuting for the team, budget, timing and what the company should look like in a few years. We tell you plainly what is realistically available.

Off your plateYou don't browse dozens of listings or call every building separately.

  2. Step twothe first few days

A shortlist of buildings with a cost comparison

What we doWe prepare a list of buildings that meet your criteria — including space that is about to come free — with the full cost: rent, service charge, parking and fit-out.

Off your plateYou don't compare offers in which every building calculates its costs differently.

  3. Step threeviewings and negotiation

    Viewings and negotiation with landlords

What we doWe line up the viewings back to back and negotiate with several landlords in parallel: rent, rent-free periods, the fit-out budget, the lease term and break options.

Off your plateYou don't negotiate alone with someone who leases offices for a living.

  4. Step fourthrough to the move

The lease, the fit-out and the handover

What we doWe review the lease with lawyers, keep the fit-out arrangements and deadlines on track, and attend the handover of the space.

Off your plateYou don't read dozens of pages of lease on your own, or chase the contractor's deadlines on your own.

  • Globalworth
  • Hines

What it costs

For your company — PLN 0

Our fee is paid by the building owner we work with. You pay nothing: not for the search, not for the negotiation, not for the contract review.

Fee

PLN 0 for your company

We settle our fee with the building owner once the agreement is signed. The terms of our work with you go into a short agreement before we start.

Even so, we work on your side of the table: we compare buildings from many owners, not one, and negotiate what genuinely brings the cost down — rent, rent-free periods, the fit-out budget and the service charge.

Free for you

The legal advantage

We don't ask you to take our word for it. These are documents you can check.

Take it with you

What to check in an office lease

Not ready to talk yet? Take this with you, at least. We go through this list for every lease before our client signs it.

  • Rent, indexation and currency: by how much, and against which index, the rent rises each year.
  • Service charge: what it covers, how it is calculated and whether it is capped.
  • Incentives: the rent-free period, the fit-out budget and when they have to be paid back.
  • Lease term, and the options to extend, break early or change the amount of space.
  • Security: the deposit, a bank or corporate guarantee, and how much they amount to.
  • Reinstatement to the original condition at the end of the lease, and what it costs.

The questions that come up over coffee anyway

We answer the awkward ones too. If something is missing here, call and ask us directly.

Your company pays nothing. Our fee is paid by the building owner we work with, who settles with us once the agreement is signed. There are no advance payments, no retainer and no charges for the search, the negotiation or the contract review.

Yes — a short one. It sets out what we are looking for, where we are in the process, and that our fee is paid by the building owner, not by you. With it, both sides know where they stand, and we can speak to owners on your behalf.

No. We work with many office owners in Warsaw and show you every building that meets your criteria, together with a cost comparison. Our interest is your decision and your agreement — not any particular building.

No. The search, the viewings, the comparisons and the negotiation are on us, even if you decide to stay in your current office. That is our risk, not yours.

It depends on the size of the space and the scope of the fit-out. Very few new offices are being built in Warsaw today and the best space goes quickly, so it pays to start at least 9–12 months before your current lease ends — that is how long the selection, the negotiation and the fit-out usually take. We don't promise a date we can't control; we promise a plan with deadlines that can be met.

The best terms usually come from doing both at once: when your current landlord knows you are genuinely considering a move, concessions come more easily. We compare the cost of staying with the cost of moving — including fit-out, disruption to work and the new building's incentives — and only then make a recommendation.

Yes. A small team can also negotiate better terms, and the lease is just as binding as it is for a large company. If a serviced office or a private room in a coworking space makes more financial sense, we'll say so plainly and show you the comparison.
