Selling a home is one of the biggest transactions of a lifetime. I handle it as if it were my own.

We have a buyer for your district in our database or our agency network — Ochota, Śródmieście, Żoliborz, Wilanów, Wola, Mokotów and every other.
Ochota
Śródmieście
Żoliborz
Wilanów
Wola
MokotówThat chance is the first couple of weeks on the market. That is when your apartment is seen by buyers who have been searching for months and know the prices in your building to the nearest thousand.
Start with the right decision — entrust the sale to experts. Selling property is what we do every day. We take care of the price, the presentation and the documents before the listing goes live. You have nothing to worry about.
Want to know what your apartment is worth?
Free of charge: we come over, view the apartment and work it out from transaction prices.

We never use template preliminary agreements. Inheritance, co-ownership and mortgages are sorted out before the sale. We check the draft deed before you sit down at the notary's.
You can sell without property portals or a sign in the window — through our database and a network of trusted agencies. Years of experience and a wide network of contacts let us reach the right buyers.
From day one, a professionally prepared listing is working in the right channels. Median from launch to preliminary agreement: 30–45 days. We often close the sale in the first month.
Would you like us to value your apartment for free?
We come over, view the apartment and work it out from transaction prices. Free and with no obligation.
At every step you can see what we do — and what you no longer have to.

Step onea meeting at your home
What we doWe come over, view the apartment and check what apartments in your building actually sold for — not what they were listed at.
Off your plateYou don't guess the price from listings or phone round hundreds of agencies for valuations.
Step twobefore the listing goes live
What we doWe check the land and mortgage register (księga wieczysta), the basis of acquisition, the certificates and the energy performance certificate; a mortgage, an inheritance or co-ownership we sort out with a law firm. Then home staging, photos, video and a floor plan — all included.
Off your plateYou don't visit offices, courts or the owners' association — a single power of attorney covers it. Prefer to keep it in your own hands? You gather the documents from our list, and we check that everything is there.
Step threeday one
What we doYour listing reaches our partner agencies in Warsaw — each with its own buyer database — through our inter-agency MLS cooperation, as well as the right portals and investor groups. We also reach buyers from abroad, whom we serve in four languages.
Off your plateYou don't negotiate with ten agencies or sign ten agreements (that works against you). You don't sink thousands of PLN into ineffective marketing or hold hundreds of conversations with people who are testing the market, not buying.
Step fourthrough to the deed
What we doWe run professional viewings, negotiate the price in your favour, draft a preliminary agreement that protects your interests, and check the draft final agreement before you sign it.
Off your plateYou don't take calls from the merely curious, show random people round the apartment or read the documents on your own. Your transaction is secure.
Stills from our listing shoots. Home staging, photography and video are included — you don't pay for them separately.

We are paid on the day you receive your money. Until then there is no invoice and no advance.
Fee
One fee for the entire sale
Paid once, on the day of the notarial deed, from the sale proceeds. The rate goes into the contract before we start work.
The buyer pays us nothing. We never take a fee from both sides of a transaction. We work solely in your interest, which is why you always achieve the highest market price.
No separate invoices and no extra charges along the way. No sale — no fee.
Want to know what your property is really worth?
A free valuation at a meeting in your home, based on transaction prices. No obligation.

We don't ask you to take our word for it. These are documents you can check.

Not ready to talk yet? Take this with you, at least. The full list is below — no need to leave your details or ask for anything.
Want to go through this list with us?
At a free meeting in your apartment we check what's missing and where to get it — and value the property from transaction prices while we're there.
We answer the awkward ones too. If something is missing here, call and ask us directly.
We set the fee individually — after looking at the property's actual condition, your expected price and the timeline in which you want to complete. You pay one fee for the entire sale, written into the contract before we begin. So you can be sure there will be no unexpected costs. Paid once, on the day of the deed, from the sale proceeds.
Exclusivity means one agency is responsible for the sale — and that is exactly why that agency can show the listing to all the others. An agreement with one agency gives you wider reach than agreements with five, and the term, the notice period and any exclusions for people you know are all in the same contract.
No. You pay one fee, whichever agency brings the buyer. The agencies split it between themselves rather than adding it to your bill — this is written plainly into the contract you sign. Your amount is the same whether we find the buyer or an agency on the other side of the city does.
No. The fee is payable on the day of the notarial deed. The valuation, photo shoot, video, floor plan, home staging and documents are on us, and we don't invoice them separately — even if the sale doesn't go through. That is our risk, not yours.
Our median from listing launch to preliminary agreement (umowa przedwstępna) is 30–45 days; across the Warsaw market it can be around four months. From the preliminary agreement to the notarial deed usually takes as long as the buyer's bank needs for its mortgage decision — something neither your agency nor you control. That is why we don't promise a date we can't control. What we promise is a report every 30 days and, at 60, a conversation about changing the plan if it's needed.
No — these apartments sell normally; only the documents differ. Instead of relying solely on the land and mortgage register, you need a certificate from the cooperative confirming your right (spółdzielcze własnościowe prawo do lokalu) and that there are no arrears. Some cooperative rights have no land register opened — which can make it harder for a buyer with a mortgage, because the bank needs to register its mortgage. We check this at the very start and tell you plainly whether it's worth opening a register before the sale, or looking for a cash buyer.
Renovating usually doesn't pay, but preparing almost always does. A full kitchen or bathroom refit rarely comes back in the price, because the buyer will redo it their own way anyway — and an apartment freshly renovated to your taste can narrow the pool of interested buyers. What does pay off is light paintwork, fixing what visibly doesn't work, clearing out clutter, and staging. For each such item we show you the numbers: what it costs and how much it really raises the price or shortens the time to sell. If it comes out even, we tell you not to do it.
Still have a question that isn't here?
Ask it by phone or leave your number — we'll call you back within one business day.

Leave your number and district. We'll call you back within one business day and arrange a meeting at your home. A contract is a separate conversation — and it doesn't have to happen at all.
