No two houses are alike

A house in Warsaw has no price per square metre — which is why it's so easy to misprice

An apartment is compared with the one next door in the same building. A house — with a handful of transactions a year in the district, each involving a different plot, a different building and a different local plan. Buyers of a house in the city search for a long time, know those transactions, and price the plot and the building separately.

  • Not sure whether a buyer will pay for the house or just for the plot — and what each scenario is worth?
  • Developers are coming to your street with offers “for the land”, and you don't know if they're fair?
  • The house was your parents', has several co-owners, or an extension nobody ever registered?

Start with the right decision — entrust the sale to experts. We value the building and the plot separately, and check the local zoning plan and the legal status before the listing goes live. You decide with the numbers in front of you.

What matters to you?

Want to sell at the highest price?

We work from house transactions in your district, not from listings. We value the plot separately — including what the local zoning plan allows to be built on it — and the building separately. You know what the buyer is paying for, and you give away neither value in negotiation.

Want to sell safely?

We never use template preliminary agreements. Plot boundaries, easements, access, unauthorised building work, inheritance and co-ownership — we check and sort them out before the sale. We read the draft deed before you sit down at the notary's.

Want to sell discreetly?

A house in the city is visible from the street — a banner on the fence tells the neighbours everything. You can sell without portals and without a banner: through our buyer database, a network of trusted agencies and conversations with selected clients.

Want to sell quickly?

From day one, a professionally prepared listing is working in the right channels — including among buyers from abroad and investors looking for a plot in the city. A buyer for a house usually takes longer to find than one for an apartment, which is why we work from the start with a plan and a report every 30 days.

How we work

Four steps from the first call to the notarial deed

At every step you can see what we do — and what you no longer have to.

Ola Demianiuk with a listing brochure
  1. Step onea meeting at the house

A meeting at the house and a valuation of the building and the plot

What we doWe come over and view the house, the garden and the surroundings. We check the local zoning plan (MPZP) or the zoning decision, then the transaction prices of houses and plots nearby — what they actually sold for, not what they were listed at.

Off your plateYou don't guess the price from a few listings in the district, or weigh up a developer's offer alone.

  2. Step twobefore the listing goes live

Legal status, documents and preparing the house

What we doWe check the land and mortgage register (księga wieczysta), the land and building register, the local plan, the construction documents and the energy performance certificate. An inheritance, co-ownership, a mortgage or an extension never signed off we sort out with a law firm. Then preparing the house and garden, photos, video and floor plans of every level — all included.

Off your plateYou don't trek round offices, surveyors and courts — a single power of attorney covers it. Prefer to keep it in your own hands? You gather the documents from our list, and we check that everything is there.

  3. Step threeday one

Marketing aimed at people buying a house in the city

What we doYour listing reaches our partner agencies in Warsaw through our inter-agency MLS cooperation, the right portals, investor groups and buyers from abroad, whom we serve in four languages. If developers are interested in the plot, we talk to them — and compare their offers with what a family would pay for the house.

Off your plateYou don't sign agreements with ten agencies, spend thousands of PLN on ineffective ads, or negotiate alone with someone who buys land for a living.

  4. Step fourthrough to the deed

Viewings, negotiation and the notarial deed

What we doWe run viewings of the house and the plot, negotiate the price in your favour, draft a preliminary agreement that protects your interests, and check the draft final agreement before you sign it.

Off your plateYou don't show random people round the house and garden, take calls from the merely curious, or read the documents on your own. Your transaction is secure.

Documents you need to sell a house

Not ready to talk yet? Take this with you, at least. The full list is below — no need to leave your details or ask for anything.

  • The land and mortgage register (księga wieczysta) number, or the basis of acquisition: a notarial deed, an inheritance ruling, a deed of gift.
  • An extract and map from the land and building register (ewidencja gruntów), plus an extract from the local zoning plan (MPZP) or a zoning decision (decyzja o warunkach zabudowy).
  • Building documents: a building permit or notification, notice of completion of construction, or an occupancy permit.
  • An energy performance certificate — mandatory for a sale.
  • A bank statement of the outstanding debt and consent to remove the mortgage, if there is a loan.
  • A certificate from the tax office, if the house was inherited or received as a gift.

Want to go through this list with us?

At a free meeting at the house we check what's missing and where to get it — and value the house and plot from transaction prices while we're there.

Before you ask

The questions that come up over coffee anyway

We answer the awkward ones too. If something is missing here, call and ask us directly.

We set the fee individually — after looking at the property's actual condition, your expected price and the timeline in which you want to complete. You pay one fee for the entire sale, written into the contract before we begin. So you can be sure there will be no unexpected costs. Paid once, on the day of the deed, from the sale proceeds.

Exclusivity means one agency is responsible for the sale — and that is exactly why that agency can show the listing to all the others. An agreement with one agency gives you wider reach than agreements with five, and the term, the notice period and any exclusions for people you know are all in the same contract.

No. You pay one fee, whichever agency brings the buyer. The agencies split it between themselves rather than adding it to your bill — this is written plainly into the contract you sign. Your amount is the same whether we find the buyer or an agency on the other side of the city does.

No. The fee is payable on the day of the notarial deed. The valuation, photo shoot, video, floor plan, home staging and documents are on us, and we don't invoice them separately — even if the sale doesn't go through. That is our risk, not yours.

The median across all our sales is 30–45 days from listing launch to preliminary agreement. A house usually takes longer than an apartment: there are fewer buyers, and their banks check more — the plot, the access road, the construction documents. From the preliminary agreement to the deed takes as long as the buyer's bank needs for its mortgage decision. That is why we don't promise a date we can't control. What we promise is a report every 30 days and, at 60, a conversation about changing the plan if it's needed.

It can, but you need to know exactly what is in the documents and what is actually standing on the plot. A buyer with a mortgage will come across it at the bank's valuation; a cash buyer — at the first conversation with their own lawyer. That is why we compare the construction documents with the actual state at the very start, and tell you plainly what is worth legalising before the sale, and what to describe honestly and reflect in the price and the contract.

It depends on what the local zoning plan allows to be built, and on what a family would pay for the house as it stands. We work out both scenarios: the plot's value from the developer's point of view — including the margin they build in — and the house's market price. If the offer “for the land” is higher, we say so plainly and negotiate it for you. If it's lower, we show you by how much.

  • One conversation. If you say “no”, we don't call again.
