Buyers count the commute

A buyer of a house near Warsaw is choosing a lifestyle — and checks very carefully that they'll get it

Before coming to a viewing, they'll check the rush-hour commute to the centre, the school, the sewer connection, fibre broadband and what is planned for the field behind the fence. There are a few houses for sale in the area, not hundreds, so they compare every detail — and turn every uncertainty into a discount.

  • Your house has been on the market for months, viewings happen, but no offers come?
  • A few houses sold in your town last year, each one different — and you don't know how to price yours from that?
  • A septic tank instead of mains sewerage, an unpaved road, or a plot with no local zoning plan — and you fear a buyer will use it against you?

Start with the right decision — entrust the sale to experts. We answer the buyer's questions before they ask them: access, utilities, the local zoning plan and the legal status will be checked and described before the listing goes live.

What matters to you?

Want to sell at the highest price?

We work from house transactions in your town and the neighbouring ones, not from listings — together with what raises or lowers the price locally: access, utilities, the local zoning plan, the neighbourhood. We negotiate on facts, so a septic tank or a gravel road doesn't become an excuse for a big discount.

Want to sell safely?

We never use template preliminary agreements. Plot boundaries, access to a public road, easements, utility connections and construction documents — we check them before the sale, so the buyer's bank doesn't halt the mortgage at the last minute. We read the draft deed before you sit down at the notary's.

Want to sell discreetly?

In a small town, everyone knows everything. You can sell without a banner on the gate — through our buyer database, a network of trusted agencies and conversations with selected clients.

Want to sell quickly?

The buyer of a house near Warsaw is most often a family from the city. We reach them where they search: in Warsaw agencies through MLS cooperation, on the right portals and among our clients looking for a house. A buyer for a house usually takes longer to find than one for an apartment, which is why we work from the start with a plan and a report every 30 days.

How we work

Four steps from the first call to the notarial deed

At every step you can see what we do — and what you no longer have to.

Ola Demianiuk with a listing brochure
  1. Step onea meeting at the house

A meeting at the house and a valuation from local transaction prices

What we doWe come over and view the house, the plot and the access road. We check the transaction prices of houses in your town and the neighbouring ones, the local zoning plan (MPZP) and what is planned in the area.

Off your plateYou don't base the price on a few listings that have been up for a year, or invite agents from five agencies into your home for five different valuations.

  2. Step twobefore the listing goes live

Legal status, utilities and preparing the house

What we doWe check the land and mortgage register (księga wieczysta), the land and building register, access to a public road, the local plan, the construction documents, the utility connections and the energy performance certificate. An inheritance, co-ownership, a mortgage or a right of way we sort out with a law firm. Then preparing the house and garden, photos, video and floor plans — all included.

Off your plateYou don't drive round the county office (starostwo), the municipality (gmina) and the court — a single power of attorney covers it. Prefer to keep it in your own hands? You gather the documents from our list, and we check that everything is there.

  3. Step threeday one

A listing that answers a city buyer's questions

What we doWe describe what every buyer from Warsaw asks about: the commute to the centre, schools and nurseries, utilities, internet, the local plan. Your listing reaches our partner agencies in Warsaw through our inter-agency MLS cooperation, the right portals and buyers from abroad, whom we serve in four languages.

Off your plateYou don't answer the same questions by phone dozens of times, sign agreements with several agencies, or pay for ads that only the neighbours read.

  4. Step fourthrough to the deed

Viewings, negotiation and the notarial deed

What we doWe run viewings for buyers genuinely looking for a house in your area, negotiate the price in your favour, draft a preliminary agreement that protects your interests, and check the draft final agreement before you sign it.

Off your plateYou don't wait at home for random viewers, show the curious round the garden, or read the documents on your own. Your transaction is secure.

Documents you need to sell a house near Warsaw

Not ready to talk yet? Take this with you, at least. The full list is below — no need to leave your details or ask for anything.

  • The land and mortgage register (księga wieczysta) number, or the basis of acquisition: a notarial deed, an inheritance ruling, a deed of gift.
  • An extract and map from the land and building register (ewidencja gruntów), plus an extract from the local zoning plan (MPZP) or a zoning decision (decyzja o warunkach zabudowy).
  • Building documents: a building permit or notification, notice of completion of construction, or an occupancy permit.
  • An energy performance certificate — mandatory for a sale.
  • Utility connection documents: mains water or a well, mains sewerage or a septic tank or home treatment plant, electricity, gas.
  • A bank statement of the debt and consent to remove the mortgage, if there is a loan; a certificate from the tax office, if the house was inherited or received as a gift.

Want to go through this list with us?

At a free meeting at the house we check what's missing and where to get it — and value the house from local transaction prices while we're there.

Before you ask

The questions that come up over coffee anyway

We answer the awkward ones too. If something is missing here, call and ask us directly.

We set the fee individually — after looking at the property's actual condition, your expected price and the timeline in which you want to complete. You pay one fee for the entire sale, written into the contract before we begin. So you can be sure there will be no unexpected costs. Paid once, on the day of the deed, from the sale proceeds.

Exclusivity means one agency is responsible for the sale — and that is exactly why that agency can show the listing to all the others. An agreement with one agency gives you wider reach than agreements with five, and the term, the notice period and any exclusions for people you know are all in the same contract.

No. You pay one fee, whichever agency brings the buyer. The agencies split it between themselves rather than adding it to your bill — this is written plainly into the contract you sign. Your amount is the same whether we find the buyer or an agency on the other side of the city does.

No. The fee is payable on the day of the notarial deed. The valuation, photo shoot, video, floor plan, home staging and documents are on us, and we don't invoice them separately — even if the sale doesn't go through. That is our risk, not yours.

The median across all our sales is 30–45 days from listing launch to preliminary agreement. A house outside the city usually takes longer than an apartment: there are fewer buyers, and their banks check more — the plot, the access road, the utility connections, the construction documents. From the preliminary agreement to the deed takes as long as the buyer's bank needs for its mortgage decision. That is why we don't promise a date we can't control. What we promise is a report every 30 days and, at 60, a conversation about changing the plan if it's needed.

It doesn't, but it has to be described honestly and backed by documents. Buyers ask about the tank's capacity, how often it's emptied and what it costs, about a test of the well water, and whether the municipality plans a mains network. We gather those answers before the listing goes live, so instead of uncertainty the buyer gets numbers — and uncertainty is the most common reason a buyer demands a large discount.

First we find out why the listing isn't working: a price detached from local transactions, photos that show neither the house nor the garden, a description that doesn't answer questions about access and utilities, or a listing Warsaw agencies never see. If you're still bound by an exclusive agreement, we tell you when and how it can be ended. Then we prepare the listing from scratch — a house that has sat on the portals for a long time needs a fresh start, not another price cut.
