The difference between a good purchase and a bad one almost never lies in the floor area or the interior alone — it lies in the land register, in the resolutions of the owners' association, in the location and the layout, in the clauses of the preliminary contract and in how much could really have been negotiated off. Not all of it shows up at a viewing.

The same person takes you through the search, the negotiation and the notary. You never explain your situation from scratch for the third time.
We don't say who is buying, or for how much. If you want complete confidentiality, we speak to the seller on your behalf and your details stay with us.

We work with hundreds of Warsaw agencies and with developers who ask us about buyers before a release officially opens. Some properties never leave that circle — the owner doesn't want viewings out of curiosity, and the agent would rather sell in a week than in a quarter. It means you see more, and usually earlier than the open market does.
Warsaw and its surroundings are our home ground, but not our only one. Through a network of partner agencies we also act for clients buying a house in Cyprus, an apartment in Portugal or a second address in another Polish city. The principle stays the same: a trusted partner on the ground, and us on your side.

Villa Estate is run by lawyers. We read the land register and check mortgages, easements, claims, the status of the land and the resolutions and finances of the owners' association. We review the preliminary contract and the notarial deed before you sign them — not after.
We negotiate professionally, and in difficult cases — inheritance, divorce, joint ownership — we can bring the parties to an agreement. Often that is the only route to a good price, because the problem isn't the price, it's the people.
We know what apartments in that building and that district really sold for, how long a sale takes and where an asking price is simply inflated. We come to a negotiation with numbers, not with a hunch.

This is what a typical purchase with us looks like. The dates can move; the order rarely does.

Start
We sign an agency agreement — a clear one, with a defined scope and fee. In the same meeting we set the criteria: districts, floor area, floor level, budget and timing.
Week 1
We set your expectations against sold prices. Sometimes that means a different district, sometimes a different size, and sometimes simply the calm news that your budget is fine.
Weeks 1–4
We search the portals, the closed agency databases and our own network. Viewings are grouped into blocks so they don't fracture your week, and we come with you.
Once chosen
The chosen property goes under the microscope: land register, the seller's title, encumbrances and arrears, the local zoning plan, the association's resolutions and the technical condition of the building.
Negotiation
We negotiate on your behalf: the price, the handover date, what stays in the apartment and how your deposit is secured. Everything agreed goes in writing.
Preliminary
We draft or review the preliminary contract and make sure it protects you, not only the seller. In parallel we close out the mortgage, if you're using one.
Completion
We are with you at the notary and at the handover: protocol, meters, the full set of keys. From that day the address is yours.
We help transfer the utilities, recommend fit-out teams we trust, and if you're buying to let we can take on the letting and the tenants. No rush, and nothing to sign on the spot.

We spent six months looking in Żoliborz and getting nowhere. Villa Estate showed us three properties, two of which weren't online at all. We bought the second. What I appreciate most is that someone finally told us plainly what our budget would not buy.
I was buying on my own, with a mortgage, and the paperwork was what frightened me most. I got an analysis of the land register and the association's debts — things I would never have thought to ask about. On one property I was told to walk away, and that was the best advice in the whole process.

We agree the fee before we start and write it into the contract — nothing gets added along the way. The amount depends on the scope and the value of the property, so we quote it after the first conversation, once we know what you're looking for. That conversation itself is free.
You don't have to, but for a search we recommend it. It lets us show you listings from the closed networks and negotiate hard without worrying that someone else is working the same deal alongside us. The agreement runs for a fixed term and you can terminate it.
In two ways. First, the agency is run by lawyers, so legal due diligence is part of the service rather than an extra you pay for. Second, we act for the buyer who engaged us to search and to see the purchase through — in that buyer's interest alone.

Yes. We introduce you to a mortgage adviser we trust, help you assemble the documents, and make sure the dates in the bank's decision line up with the dates in the preliminary contract. This help doesn't increase our fee.
Yes, and we do it regularly. Viewings are done on video, documents move electronically, and you can grant a power of attorney for the notarial deed. Citizens of the EU and the European Economic Area buy in Poland without a permit; for other buyers we check whether a permit from the Ministry of the Interior is needed in the specific case, and we handle that application for you.
Warsaw and its surroundings are our core market, but through a network of partner agencies we also act in other Polish cities and on purchases in Portugal and Cyprus, among others. We keep running the transaction; the partner on the ground brings the local market and local procedure.
With clear criteria and a cash purchase, we have closed a deal in a week. More usually it takes a few weeks. With a mortgage, three to four months from signing with us to collecting the keys is realistic. What sets the pace is how quickly decisions get made, not just how many apartments you view.
