Villa Estate is a Warsaw agency run by lawyers. We prepare the property, put it in front of the whole market rather than only our own clients, negotiate on your behalf, and stay on top of every document through to the notarial deed.
The price isn't decided by the negotiation at the end. It's decided by the first week after listing.

We view the property, prepare a valuation built from sold prices, and sign an agency agreement — with a defined scope and a fee agreed up front.
Week 1
We assemble the land register, certificates from the owners' association or co-operative, the energy certificate and everything else the notary will want. Legal problems get caught now, not at the finish.
Weeks 1–2
Home staging to the agreed scope, then a professional photo shoot, video and floor plan. We write the description ourselves — we don't recycle the last one.
Going live
The listing opens simultaneously on the portals, across the partner agency network, in our own book of buyers and in paid campaigns. The first week matters most, so nothing in it waits.
Viewings
We run the viewings. We check who genuinely has financing and screen out the people who came to look around out of curiosity.
Negotiation
We gather offers, negotiate the price and the terms, then draw up a preliminary contract that protects your deposit and your dates.
Completion
We are at the notary with you, and we watch the settlement and the handover protocol. From that day it's closed.
We advise on the tax, help transfer the utilities, and if you're buying something new we carry on with that purchase — this time on the buyer's side.

You don't have to, but for a sale we recommend it and we'll tell you why. Exclusivity is what lets us invest in preparing the property and open the listing to dozens of other offices, instead of competing with them for the same buyer. The agreement runs for a fixed term and you can terminate it.
No. You agree one fee, with us. If another office brings the buyer, we split that fee between ourselves — your cost is the same whoever finds the buyer, and the odds of a quick sale are markedly better.

That is rather our speciality. Inheritance, joint ownership, post-divorce matters, easements, a mortgage still to be struck out, missing certificates — we sort all of it before the listing goes live. The agency is run by lawyers, so we don't send you elsewhere with it.
No. We always do the arithmetic first: for some flats a clear-out and better lighting is enough, for others a modest refresh comes back several times over. We show you the numbers and you decide.
That's possible. We then run an off-market sale: nothing on the portals, only our own book of buyers and the network of agencies we trust. The reach is smaller, so we tell you plainly what that discretion may cost in price or in time.
A well-prepared, sensibly priced Warsaw flat usually finds a buyer within a few weeks. From the preliminary contract to the notarial deed is another month or two — most often because the buyer is waiting on a mortgage decision. The opening price and the quality of the preparation affect the pace more than anything else.
